Historic Commission MinutesNORTHVILLE HISTORIC DISTRICT COMMISSION Chairman Tom Swigart called the Historic District Commission meeting to order at 7:00 P.M. ROLL CALL: Present: Coponen, Cryderman, Culp, Kennedy, Swigart. Absent: Holleman (excu) ANNOUNCEMENTS: Chairman Swigart reported, Historic Commissioner, Debi Robertson has moved out of the community and officially resigned from the Commission. City Council has adopted an ordinance regarding "out door seating." Minutes: Motion by Kennedy, supported by Culp to approve the January 17, 2001 minutes as submitted. Motion unanimously carried – Voice Vote.
CASE #1 Graphic Visions/Utopia Spa Sign 182 E. Main Street Northville, Michigan 48167 Marty Exline, representing Graphic Visions, described plans for two signs for Utopia. The front sign will be a bracket sign, dimensional, and two sided. The orchid flower will be dimensional and carved in a sculptural form with the colors of the flower airbrushed. The sign panel will be hung under a steel bracket with a black painted finish. The back entrance sign will be a flat wall sign panel with a four-color process graphic, applied to its face. Detail molding will be built up to create a dimensional border. Chief Building Official, Richard Starling stated that although the number of message units is correct, the current sign exceeds the sq. ft. dimensions allowable, as stated in the Sign Ordinance. COMMISSIONER COMMENTS AND CONCERNS: The submitted bracket is too contemporary for the building and the bracket should blend in with the building; particularly since the flower logo is rather busy. The sign should either be scaled down to meet the ordinance, or the applicant should seek a variance from the ZBA. Concerns were expressed regarding the edges of the signs. The applicant stated that the edges would be finished and sealed and stated that the edges would be neither bright, shiny nor glaring. Motion by Culp, supported by Cryderman to grant approval of the application on the following three conditions: 1. Either the sign comply with the sign ordinance or that the applicant seek ZBA approval. The decorative bracket be modified to blend in with the building. The dimensional boarder be non-metallic. A Sub Committee would also be appointed to approve the structural mounting of the sign. Motion carried unanimously. Voice Vote. CASE #2 Susan Kaplan Goldberg New Roof 442 Randolph Northville, Michigan 48167 The applicant stated that a new roof is planned for her home. The manufacturer is ELK and the shingles are Prestique/Architectural: dimensional, with a thirty year guarantee. Color is Shakewood-Brown. Motion by Culp, supported by Kennedy to approve the application for the new roof. Motion carried unanimously. Voice Vote. CASE # 3 William Borysko Replacement 410 West Main Windows Northville, Michigan 48167 Alli Chirri stated that his company would replace seven windows on the west side on the home located at 410 Randolph. The windows will be Polar Seal, double hung, white and conform to the existing style of the windows. There will be no changes to the size of the windows and the exterior wood trim will remain as is. Motion by Cryderman, supported by Culp to accept the application as submitted. Motion unanimously carried. Voice Vote. CASE #4 Allied Signs/Starbucks Sign 302 East Main St Northville, Michigan 48167 The representative from Allied Signs stated that signage for Starbuck’s Coffee will be non–illuminated, 18" lettering in the traditional Starbuck’s dark green, mounted half way up on the cedar shakes and around the radius of the building. The letters will be mounted to steel tubing behind the lettering. The tubing will be painted to blend in with the cedar shakes and the brackets will not be visible. The typical 36" Starbucks logo disc will not be used with this signage. The present free standing monument sign will be removed form the property. Motion by Coponen, supported by Kennedy to accept the application as submitted. Motion unanimously carried. Voice Vote.
