Historic Commission MinutesNORTHVILLE HISTORIC DISTRICT COMMISSION 1. CALL TO ORDER: Chairman Swigart called the Historic District Commission meeting to order at 7:00 P.M. 2. ROLL CALL: Present: Cryderman, Culp, Holleman, Kennedy and Swigart. Absent: Coponen (excused). 3. MINUTES: Motion by Coponen, supported by Holleman to approve the minutes of the April 18, 2001 as submitted. Motion carried unanimously. Voice Vote. 4. AUDIENCE COMMENTS: None. 5. REPORTS: A. CITY ADMINISTRATION: None. B. CITY COUNCIL: None. PLANNING COMMISSION: None. OTHER COMMUNITY /GOVERNMENT LAISONS: None. 6. CASES CASE #1 First Presbyterian Church Addition 200 East Main Street Northville, Michigan 48167 Bob Oberheiser, representing The Architects Design Group, Inc. Ann Arbor, Michigan described plans for the renovation and addition to the First Presbyterian Church. Multi purpose and classroom space will be added. New entry arrival point to the building will be added on the west side. New commercial kitchen added. A second entry/drop off area added on the south side by the multipurpose room. Lower level renovations with the addition of pre school classrooms.West entrance will have a "round about". Small windows on the south elevation have been enlarged which helps to break up the "massing" of the brick at that elevation. Materials and colors for the addition that relate to the existing building but do not duplicate: Use of "EIFIS" for an exterior plaster, stucco like, finish. Intent is to match the existing brick. (Old brown painted brick will be refaced with a matching new brick. Eaves colors include: China White, Natural White. New roof will match the existing roof. COMMISSIONER COMMENTS AND CONCERNS: The use of "EFIS" and its durability. Possibly scoring the EFIS to create a look of stone. The need for a tree survey, and the concern to retain the trees on the south side of the church that were donated by the late Margie Davis were discussed. Corner facias need to be wood. Motion by Culp, supported by Cryderman to accept the application as submitted. Motion carried unanimously. Voice Vote. CASE #2 Ross Worley Garage Demo/ 115 Linden St. Replacement Northville, Michigan 48167 The homeowner, Ross Worley described plans to demolish the existing garage and replace it with a new wood frame, cedar sided, double car garage. The new garage will have a double hip roof. A working drawing of the new garage was not submitted and the applicant stated he would return before the HDC with architectural plans for the new garage. Commissioner Holleman suggested that pictures be taken of the garage before the demolition for documentatation purposes. The existing garage had been built between 1920 and 1925. Motion by Culp, supported by Kennedy to accept the application for the demolition. Motion carried unanimously. Voice Vote. CASE #3 Mill Stream Apartments Gutters & Trim 430/450 Main Northville, Michigan 48167 The owner of the apartments explained the plans to replace the gutters and trim. Behr Residential Restoration, Inc. located in Plymouth, Michigan is the contractor. The plans for the building at 450 E. Main St. include replacing the existing gutters and rotten fascia. The upper hip area internal gutter system will be replaced with a new tongue and groove soffit and fascia to match the rest of the existing areas. The trim and soffit will be "Desert Sand" and the gutters: "Wicker." The upper soffit and trim on the building at 430 E. Main St. will be covered with vinyl and aluminum. A new seamless gutter system will be installed on the entire building. The colors will match the existing paint that is on #450. Motion by Cryderman, supported by Culp, to approve the application as submitted. Motion carried unanimously. Voice Vote.
CASE #4 McGuire’s Art Gallery Re-roof 341 E. Main Street Northville, Michigan 48167 Bill McGuire, owner of the Art Gallery, explained the plans to re-roof the building. Bobson Construction is the contractor. The manufacturer is ELK and the architectural shingles are "Prestige". The color is "shake wood." Motion by Culp, supported by Cryderman, to approve the application as submitted. Motion carried unanimously. Voice Vote.
