NORTHVILLE HISTORIC DISTRICT COMMISSION
January 16, 2002

1. CALL TO ORDER: Chairman Tom Swigart called the Historic District Commission meeting to order at 7:00 P.M.

2. ROLL CALL:

Present: Coponen, Cryderman, Culp, Holleman, Sliger, Swigart.

Absent: Worley (excu)

3. Minutes: Motion by Culp, supported by Coponen to approve the December 19, 2001 minutes as submitted. Motion unanimously carried – Voice Vote.

4. AUDIENCE COMMENTS: None.

5. REPORTS:

CITY ADMINISTRATION: None.

CITY COUNCIL: None.

PLANNING COMMISSION: None.

OTHER COMMUNITY/GOVERNMENT LAISONS: None.

6. CASES:

CASE #1

Ward Powers Re-Roof

302 W. Main Street

Northville, Michigan 48167

Chief Building Official, Richard Starling stated that the re-roof for the building is complete. The application and the permit were pulled after the fact. He provided a sample of the shingle for the Commissioner’s approval. The shingle is a "Profile" shingle; and the color is Weathered Wood.

Motion by Culp, supported by Cryderman to grant approval of the application for the new roof.

Motion carried unanimously. Voice Vote.

CASE #2

Greg Presley/Jensen Residence Demolition

335 Linden

Northville, Michigan 48167

Greg Presley, architect, described plans to demolish an existing 1950’s ranch and build a one and three quarter story Victorian home more sympathetic with the neighborhood. He stated that the existing ranch has no historical value or importance. He stated that the house is structurally is deficient. He will return with floor plans for the proposed Cottage Gothic style home. The home will have the same orientation and face Linden St. and the garage will face Linden Court.

COMMISSIONER COMMENTS AND CONCERNS: the Commissioners asked that documentation be submitted stating why the house is to be demolished, photographs of the existing home and the plot plan illustrating how the existing home relates to the plot.

Motion by Cryderman, supported by Coponen to approve the application for the demolition of the home at 335 Linden Street. Motion carried unanimously. Voice Vote.

 

 

CASE # 3

Greg Presley/Frank & Kerry Hutto

343 N. Rogers New Home Northville, Michigan 48167

Greg Presley, the architect for the project stated that the demolition of the existing home was approved in November of 2001. He is now returning with floor plans for a classic Greek revival, two story home with attached recessed, three car garage. The home is placed on the lot enabling significant trees to be saved. The proposed plans are for porch and garage with attached breezeway. The house will have hardy plank and clapboard siding. The roof will be Certaintied – Independent Shangle. The color is Colonial Slate Blue. The front door will be painted Mustard, the shutters-Beach and the trim-White.

Motion by Culp, supported by Coponen to accept the application as submitted.

Motion unanimously carried. Voice Vote.

7. DISCUSSION: Proposed Historic Demolition Standards/Guidelines.

Discussion followed regarding the Demolition Design Standards. The Commissioners briefly reviewed the Draft: Proposed Historic Demolition Standards Guidelines submitted by Manager.

Word. Commissioner Coponen offered to draft a second version of the guidelines. He stated that the document needs to be one that can be justified, supported and enforced. The completed DRAFT should be reviewed by the City Attorney, approved by Council and then added as a supplement to the HDC Design Standards.

8. ADJOURNMENT:

Motion by Holleman, supported by Coponen to adjourn the meeting at 8:50 P.M.
