PC calls for public hearing on special land use in CBD

Table 5 is requesting a special land useThe Planning Commission took decisive action at its Oct. 20 meeting. Following a public hearing on rezoning of three lots at 711 N. Center, the commission moved to recommend approval of the rezoning to City Council. The property owner requested the rezoning from R-1B, First Density Residential District, to R-2, Second Density Residential District in order to construct duplexes on each lot.

Table 5 at 126 E. Main requested a special land use and presented a preliminary site plan for a rear building addition to accommodate restaurant storage on the first floor and expansion of one residential unit on the second floor. The commission moved to hold a public hearing on the special land use at the next available meeting.

The commission approved temporary outdoor dining space for The Tea Gather at 135 E. Cady adjacent to the building with no more than six chairs, an outdoor heater and barrier fencing. Approval expires on Dec. 31, 2020.

Extensions granted
The commission granted two six-month extensions:
1) for Northville Lumber’s preliminary site plan approval at 777 Baseline Road, with the new expiration of April 21, 2021.
2) for final site plan approval of the Delano, a six-unit condominium project with first-floor commercial space at 106 E. Cady. New expiration: May 7, 2021

The building of new office space at 224 S. Main received final site plan approval, conditioned upon the DPW director’s review and approval of the stormwater and utility connections. The site is at the northwest corner of S. Main and Beal and is currently occupied by a single-family home. The site plan shows removal of the house, and a new 3,100 square foot office building for Center Street Wealth Strategies taking its place. Professional offices/services are permitted uses in this district.

Carlisle Wortman Associates presented a summary of the online open houses held in September. The full report is on the City website (Planning Commission: Master Plan and other studies). The subcommittee on the Public Input Process of the Master Plan also gave an update of their work as they prepare to launch a second (follow-up) public survey.
