Office building would replace existing house

The current house at 224 S. Main is next to Beal Street.The Planning Commission on Sept. 15 approved the preliminary site plan for a two-story office building at 224 S. Main St. with five conditional items to be included on the final site plan. These items range from modifying parking to 12 spaces; showing bicycling parking on plans; and revising the lighting plan per recommendations by the City planner.

The project contains two lots, both with a single-family home. The site plan shows removal of the house at the northwest corner of S. Main and Beal, and a new office building for Center Street Wealth Strategies taking its place. The other single-family home will remain for now. Professional offices/services are permitted uses in this district. Access to the parking lot will be off Beal.

The Commission also moved to schedule a public hearing for the rezoning review of 711 N. Center from First Density Residential District (R-1B) to Second Density Residential District (R-2). This parcel was divided into three lots in 2018. The applicant is requesting rezoning to allow for construction of a duplex on each of the three lots. Existing land uses along the east and wide sides of N. Center in this area are a mix of single-family and two-family homes.

The subcommittee of the Master Plan Public Input Process provided an update on the process, noting that online public open houses will begin on Sept. 22. These sessions are phase II in a three-phase public input process to gather community ideas and opinions regarding the redevelopment vision for the Racetrack, E. Cady St., and S. Center St. sub-areas. Videos from these meetings will be posted on the Master Plan page of the website.
